Three ways to rent

Discussing returns without saying who lives in the home tells half the story. We distinguish three rental models in Villarrica, Pucón, and Licán Ray (August 2026 study; see comparator):

ModelTypical published incomeWho lives thereNeighborhood effect
Year-round, primary residenceMedian ~535,000 CLP/month; 3/4 of listings ≤600,000Families, local workersHome occupied most of the year
Season ≥3 months (never nightly)Between the other two; not measured separatelyWork, projects, transitionNeighbors for months; gaps between leases
Nightly tourism (high end)Median monthly equivalent ~6.6M CLP in occupied months onlyShort-stay visitorsTurnover; empty off-season

Illustrative comparison, not a promise of results.

Twelve times the monthly rent is not twelve times in your pocket

Tourism listings multiply year-round rent per occupied month, but demand clusters in summer and long weekends. Year-round at median ≈ 6.4M gross per year; at tourism median, that is roughly ~one fully occupied month. The rest of the year adds less predictable bookings and costs (cleaning, platforms, wear).
